Bangladesh has experienced several devastating building collapses in recent decades, with Rana Plaza being the most tragic reminder of what happens when structural warning signs are ignored. While that was an extreme case involving criminal negligence, many residential and commercial buildings across Dhaka and other cities show warning signs that their owners either do not recognize or choose to overlook. Here are seven critical signs that your building may be structurally unsafe — and each one demands immediate professional attention.
1. Visible Tilting or Leaning
A building that is visibly tilting — even slightly — has a serious foundation problem. Stand across the street and look at your building's vertical edges against a neighboring structure. If the building appears to lean to one side, or if the roofline is no longer level, the foundation on one side is sinking faster than the other. This differential settlement can be caused by uneven soil bearing capacity, underground water erosion, or foundation failure.
Even a 1-degree tilt is cause for concern. A 5-story building with a 1-degree tilt means the top of the building is approximately 300mm (one foot) off vertical — enough to significantly alter the load distribution and stress patterns throughout the structure. Buildings have collapsed after showing visible tilting for months or years while occupants assumed it was harmless.
2. Cracks in Beams and Columns
Beams and columns are the skeleton of your building — they carry the entire weight of every floor above them down to the foundation. Any crack in a beam or column is a serious structural concern, unlike cracks in partition walls or plaster which may be cosmetic.
Particularly dangerous patterns include:
- Vertical cracks in columns: These indicate the column is carrying more load than it was designed for. The concrete is literally being crushed.
- Diagonal cracks near beam ends: These shear cracks suggest the beam may be approaching its load-carrying limit at the supports.
- Horizontal cracks at beam-column joints: These indicate the joint — the most critical point in the structure — is under excessive stress.
- Cracks with rust stains: Brown or orange staining around a crack means the reinforcement steel inside has corroded and expanded, cracking the concrete from within. This is an active deterioration process that gets worse over time.
Critical: Never ignore cracks in beams or columns. A column failure can trigger progressive collapse — where one failing element causes adjacent elements to fail in a chain reaction, bringing down part or all of the building within seconds.
3. Exposed Reinforcement (Rebar)
If you can see reinforcement steel bars (rebar) protruding from or visible through the concrete surface of any structural element, the building has a serious durability problem. Concrete provides two functions for rebar: it carries compressive loads, and it protects the steel from corrosion. When the concrete cover is lost — through poor construction, spalling or cracking — the steel is exposed to moisture and air, causing it to rust.
Corroding rebar expands to up to six times its original volume. This expansion cracks and pushes off more concrete in a self-accelerating cycle called the "corrosion cycle." A column or beam with significantly corroded reinforcement has lost a substantial portion of its load-carrying capacity. In Bangladesh's humid, salt-laden coastal climate, this corrosion process is particularly aggressive.
4. Door and Window Frame Misalignment
When doors and windows that previously opened and closed smoothly begin to stick, jam or show gaps at their frames, it means the surrounding structure has moved. This is one of the earliest and most reliable indicators of structural movement that is easy for anyone to observe without technical knowledge.
Check for these specific signs:
- Doors that swing open or closed on their own (floor is no longer level)
- Gaps appearing at the top of door frames on one side
- Windows that can no longer be locked because the frame has twisted
- Cracks radiating from the corners of door and window openings
If multiple doors and windows on the same floor are affected, the entire floor level may have shifted — a sign of significant structural distress.
5. Water Accumulation Around Foundation
Persistent water pooling around the base of your building is more dangerous than most people realize. Water softens the soil that supports the foundation, reducing its bearing capacity. In Bangladesh's alluvial soil, which already has relatively low bearing capacity, this can trigger settlement and foundation failure.
Common causes include broken underground drains, poor site drainage slopes directing water toward the building rather than away from it, leaking septic tanks or soak pits located too close to the foundation, and neighboring construction that has altered the natural water table. If you notice the ground around your building is always wet or soft, or if water is seeping into the basement or ground floor, the foundation soil is being compromised.
6. Concrete Spalling and Delamination
Spalling is when chunks of concrete break away from the surface of structural elements, leaving rough, crater-like areas. Delamination is when a layer of concrete separates from the layer below it — you can detect it by tapping the surface with a hammer and listening for a hollow sound instead of a solid ring.
Both conditions indicate that the concrete is deteriorating from within. Causes include:
- Reinforcement corrosion: The most common cause — expanding rust pushes the concrete cover off from inside.
- Poor concrete quality: Concrete mixed with too much water, contaminated sand or inadequate cement develops internal weaknesses over time.
- Alkali-silica reaction (ASR): A chemical reaction between certain types of aggregate and cement that causes the concrete to expand and crack internally.
- Fire damage: Concrete exposed to fire loses strength permanently. Surface spalling after a fire indicates the concrete may be structurally compromised.
Widespread spalling across multiple structural elements is a serious warning sign. The building's concrete is actively degrading, and the rate of deterioration typically accelerates over time.
7. Unusual Sounds from the Structure
Buildings should be silent. If you hear cracking, popping, grinding or creaking sounds from the walls, floors or ceiling — particularly under load (when the building is fully occupied) or during temperature changes — something in the structure is moving or failing.
Sudden loud cracking sounds can indicate a structural member reaching its breaking point. Continuous creaking during wind suggests the building's lateral resistance system is being stressed. Grinding sounds from joints or connections mean components are moving relative to each other in ways they were not designed to. These sounds should never be dismissed as "normal settling." A properly constructed building does not make noise.
What to Do If You Notice These Signs
If you observe one or more of these warning signs in your building, take these steps immediately:
- Document everything: Photograph all visible damage with dates. Place markers on cracks to monitor growth.
- Contact a structural engineer: Not a contractor, not a mason — a qualified structural engineer who can assess the severity and recommend appropriate action.
- Do not modify the structure: Do not remove walls, add floors, or make any structural changes until the assessment is complete.
- Evacuate if necessary: If signs are severe — active tilting, multiple beam cracks, sudden sounds — evacuate the building and seek emergency engineering assessment.
The cost of a professional structural assessment is minimal compared to the cost of a building failure — both in financial terms and in human safety. Every major building collapse in history was preceded by warning signs that someone saw but no one acted upon.
