If you have ever dealt with damp, discolored patches on your interior walls, your first instinct was probably to scrape it off and repaint. Perhaps you even used "damp-proof paint" or "waterproof putty" that the hardware shop recommended. And within a few months, the stains came back — sometimes worse than before. This is because paint treats the symptom, not the disease. Understanding why walls become damp and how moisture actually moves through masonry is essential for a permanent fix.
Why Repainting a Damp Wall Always Fails
Paint is a surface coating, typically 0.1mm to 0.3mm thick. It is designed to provide color and a protective finish on dry surfaces. When applied over a damp wall, several things go wrong:
- Poor adhesion: Paint cannot bond properly to a wet or moist substrate. The moisture prevents the paint from forming a strong mechanical bond with the wall surface, leading to peeling and flaking within weeks.
- Trapped moisture: If you use a waterproof or impermeable paint, it traps the moisture inside the wall. The moisture has nowhere to go, so it migrates to the edges of the painted area and emerges there, making the affected zone larger over time.
- Salt crystallization: Moisture moving through masonry carries dissolved salts. When this moisture evaporates at the wall surface, it deposits salt crystals. These crystals expand as they form, pushing paint off the wall from behind — a process called efflorescence.
- Mold growth: Trapped moisture creates the perfect environment for mold and fungus to grow behind the paint layer. This not only damages the wall further but poses health risks to occupants, particularly children and elderly family members.

Where Does the Moisture Come From?
Before any treatment can work, you must identify the moisture source. There are four main sources of wall dampness in Bangladesh buildings:
1. Rising Damp
Rising damp occurs when groundwater is drawn upward through the porous concrete and brickwork of your walls by capillary action — the same way a sponge absorbs water. It typically affects the lower 1 to 1.5 meters of ground-floor walls. You will notice a tide mark where the damp zone meets the dry wall above. Rising damp is especially common in older Dhaka buildings that were constructed without a proper damp-proof course (DPC) — a waterproof barrier at the base of the wall that prevents ground moisture from rising.
2. Rain Penetration
Bangladesh receives heavy monsoon rainfall, and driving rain can penetrate through external wall surfaces. Porous brick, cracked render, deteriorated pointing between bricks, and gaps around window frames all allow rainwater to soak into the wall. The dampness appears on the interior wall surface opposite the exposed external face, often getting worse during or shortly after heavy rain.
3. Plumbing Leaks
Concealed plumbing is a major source of wall dampness. A slow leak in an embedded pipe can go unnoticed for months, steadily saturating the surrounding masonry. Signs include damp patches that appear in areas not exposed to rain, dampness near bathrooms or kitchens, and stains that are present year-round rather than just during monsoon season.
4. Condensation
In air-conditioned rooms, warm humid air meets the cold wall surface and condenses into water droplets. This is particularly common on north-facing walls and in rooms where the AC is running continuously. While condensation dampness is the least destructive, chronic condensation can still damage paint, promote mold growth and create an unhealthy indoor environment.
The Proper Treatment Process
Effective damp wall treatment follows a systematic process that addresses the source, not just the surface:
Step 1: Diagnosis
A trained inspector uses moisture meters to measure the moisture content at multiple points on the wall, at different heights and depths. This moisture mapping reveals the pattern of dampness and helps identify the source. For example, moisture readings that decrease with height strongly suggest rising damp, while readings concentrated around a specific area may indicate a pipe leak.
Step 2: Source Elimination
The moisture source must be stopped before any wall treatment begins. For rising damp, this means installing a damp-proof course — either by injecting silicone-based DPC cream into a line of drilled holes at the base of the wall, or by inserting a physical membrane. For rain penetration, the external wall must be repaired and sealed. For pipe leaks, the plumbing must be fixed or rerouted.
Step 3: Wall Preparation
All contaminated plaster must be removed to a height of at least 300mm above the highest point of visible dampness. The exposed masonry is then cleaned to remove salt deposits and allowed to dry. In severe cases, dehumidifiers or heat treatment may be used to accelerate drying.
Step 4: Replastering
The wall is replastered using a salt-resistant renovation plaster or a cementitious waterproof render. These specialized plasters are designed to manage residual moisture and prevent salt crystals from reaching the surface. Regular gypsum plaster or standard cement render should never be used on previously damp walls.
Step 5: Finishing
Only after the replastered wall has fully dried (minimum 4 weeks for renovation plaster) should paint be applied. Using a breathable paint system allows any residual moisture to escape without causing peeling or blistering.
DPC Injection: The Rising Damp Solution
For buildings without a damp-proof course — which includes most buildings in Bangladesh constructed before 2000 — chemical DPC injection is the most practical and cost-effective solution. The process involves drilling a series of holes at 120mm intervals along the base of the wall, injecting a silicone-based cream or resin under pressure, and allowing it to diffuse through the masonry to form a continuous waterproof barrier. A properly installed chemical DPC has a lifespan of 20 years or more and comes with a manufacturer's guarantee.
Attempting to treat rising damp without installing a DPC is futile — no amount of waterproof plaster, paint or coating will stop moisture that is being continuously fed from below by groundwater pressure.
