- Floor trap and drain leakage: The connection between floor drains and the drainage pipe is a common failure point. Poor sealing or movement over time creates gaps where water escapes.
- Shower area penetration: Shower walls without proper waterproofing allow water to migrate through the wall structure, sometimes appearing as dampness on the other side of the wall in an adjacent room.
A small bathroom leak that seems insignificant can allow 50 to 100 liters of water to seep into the slab structure every month, causing progressive concrete and rebar damage.
How Leakage Damages the Structure
The damage from bathroom leakage goes far beyond cosmetic ceiling stains. Here is the chain of destruction:
- Water penetrates the slab: Moisture enters through cracks or failed waterproofing and saturates the concrete.
- Rebar corrosion begins: Water and dissolved salts reach the reinforcement steel. Corrosion starts and rust forms, which has a volume 6 times greater than the original steel.
- Concrete spalling: The expanding rust pushes outward, cracking and breaking off pieces of concrete from the ceiling below.
- Structural weakening: As rebar corrodes and concrete spalls, the slab loses its load-bearing capacity. In severe cases, this can lead to localized slab failure.
- Mold and health issues: Persistent moisture creates ideal conditions for mold growth, which causes respiratory problems, allergies, and general health issues for occupants.
How to Detect the Leak Source
Finding the exact source of a bathroom leak requires systematic investigation:
- Water ponding test: Block the floor drain, fill the bathroom floor with 2 inches of water, and observe for 24 to 48 hours. If the ceiling below shows new dampness, the leak is through the floor.
- Pipe pressure test: Close all faucets, check if the water meter is still running. If yes, there is a pipe leak. A professional pressure test can pinpoint the exact location.
- Thermal imaging: Infrared cameras can detect moisture behind walls and under floors without any demolition. This is the fastest and least invasive detection method.
- Visual tile inspection: Check all grout lines, tile edges, and silicone joints for cracks or gaps. Pay special attention to corners and areas around fixtures.
The Repair Process
Option 1: Full Waterproofing Redo (Recommended)
This involves removing existing tiles, cleaning the slab surface, applying a new waterproofing membrane (polyurethane or cementitious coating), and re-tiling. While this is the most thorough solution, it requires 5 to 7 days and the bathroom cannot be used during this period.
Option 2: Injection Grouting
For localized leaks where full re-waterproofing is not practical, polyurethane or epoxy injection grouting can seal specific leak paths from below. This is faster but may not address all leak sources.
Option 3: Topical Waterproof Coating
Applying waterproof coating over existing tiles is a temporary fix that can buy time. It is not a permanent solution as it relies on the existing tile surface being intact and requires reapplication every 1 to 2 years.

- Use high-quality polyurethane or HDPE membrane waterproofing, not just bitumen paint
- Extend waterproofing at least 6 inches up all bathroom walls
- Conduct a 48-hour water ponding test before tiling
- Use flexible sealant (not rigid grout) at wall-floor junctions
- Install proper slope toward floor drains (minimum 1:100 gradient)
- Use quality pipe fittings and test all joints under pressure before concealing
